In my appraisal services, I offer a tailored approach to meet the specific needs of different situations. For pre-listing appraisals, I provide three types of inspections: comprehensive full inspections, drive-by inspections, and desktop inspections. The full inspection involves a thorough examination of both the interior and exterior of the property. Drive-by inspections entail an exterior assessment from the street level, while desktop inspections utilize digital tools and data analysis to evaluate the property remotely.

However, for more complex scenarios such as bankruptcy, divorce, ad valorem, and estate appraisals, I exclusively conduct full appraisals. These situations require a comprehensive assessment to ensure accuracy and compliance with legal and financial requirements. By offering a range of inspection options for pre-listing appraisals and maintaining a standard of full appraisals for specialized cases, I ensure that my clients receive the appropriate level of service tailored to their unique needs and circumstances.

While the appraiser doesn't enter the property or conduct an in-depth interior inspection, they may gather additional information from public records and comparable sales data. Drive-by appraisals are often used for preliminary assessments or when a full interior inspection is not feasible, providing a more limited but still valuable estimation of the property's value.

A desktop appraisal is a property valuation conducted remotely by an appraiser using available data sources and technology, without physically visiting the property.
